GTA Kitchen Renovation: Every Community Is Different
The GTA is not one housing market. Each community has its own housing era, its own architectural character, and its own renovation challenges. A kitchen renovation contractor who truly serves the GTA understands the difference between them — and designs accordingly.Behind every Smart Renovations project is an owner with 17 years of hands-on renovation experience and a team that has completed 1,000+ kitchens across the GTA. We have worked in every type of home, in every community from Richmond Hill to Oakville. We do not apply the same solution everywhere. We design for your home, your neighbourhood, and the way your family actually lives.
York Region
Richmond Hill, Aurora, Newmarket, Markham, Vaughan
York Region’s housing boom ran from the late 1980s through the 2000s. Tens of thousands of detached homes now sit at the 20 to 35 year renovation mark, structurally sound, cosmetically overdue, and owned by families who have spent long enough looking at someone else’s kitchen. In Vaughan and Markham, newer luxury builds and design-forward homeowners push toward custom millwork and contemporary finishes. In Aurora, century homes demand a different sensitivity entirely. York Region kitchen renovation permits run through York Region Building Standards, a process we manage routinely from our Richmond Hill office on Bathurst Street.
West GTA
Brampton, Mississauga, Etobicoke, Oakville
Brampton’s large multi-generational households need kitchens built for real volume, with double islands, serious storage, and layouts that handle a large family without friction. Mississauga’s 1980s and 1990s housing stock represents one of the GTA’s largest kitchen renovation opportunities, homes with excellent bones and surfaces that are decades overdue for a second life. Etobicoke’s mid-century bungalows carry structural potential that most contractors overlook entirely. Oakville’s executive homeowners expect premium kitchen craftsmanship and will know immediately if it is not there. Permits across this corridor run through the City of Mississauga, City of Brampton, and City of Toronto, each with its own process and timeline.
Toronto
Toronto kitchen renovation is unlike anywhere else in the GTA. Victorian semis, heritage-designated properties, high-rise condos requiring condo board approvals, and new infill builds exist within the same neighbourhood. The permit process runs through Toronto Building. The constraints are real. The results, when handled by a team that understands the city, are extraordinary. We serve west-end Toronto from our Woodbridge office and east and north Toronto from our Richmond Hill office.

What Our GTA Kitchen Renovation Service Includes
We are not a referral service. We are not a design firm that hands the work to someone else. Every kitchen renovation project is managed by our team from the first conversation to the final walkthrough, covering design, permits, trades, material sourcing, inspections, and the detail review at the end.
Design that starts with your home, not a showroom catalogue
Every kitchen renovation begins with a site visit and a real conversation about how you use your space. Who cooks, who gathers, where the light falls, what frustrates you about the kitchen right now. The design comes from that conversation. We then prepare a full 3D design presentation, worth $1,500 to $5,000, included at no charge for every project, so you can see exactly what your kitchen will look like before a single cabinet is ordered.
Materials chosen for GTA homes specifically
We work with trusted suppliers whose products perform in GTA conditions. Ciot for stone slabs, Urban Zebra for tile, Bosco and Blanco for sinks and faucets, EMCO for plumbing fixtures, Mapei for setting materials, and Benjamin Moore for finishes. These are not generic catalogue selections. They are suppliers we have chosen through years of GTA kitchen renovation work because their products hold up in real homes.
Kitchen renovation permits handled entirely by us
Permits are required whenever plumbing is relocated, electrical is upgraded, gas lines are modified, or structural walls are altered. The permit authority differs across the GTA. York Region, City of Toronto, City of Mississauga, and City of Brampton each have their own process, timeline, and inspection requirements. We manage all of it. You never contact a building department. We handle every submission, every correspondence, and every inspection booking.
One project manager, start to finish
You will not be coordinating between a designer, a plumber, a cabinet installer, and a tiler. One project manager is responsible for the entire kitchen renovation from day one. When something comes up, and in any renovation something always does, there is one person accountable and one number to call.
Kitchen Renovation Cost Across the GTA
Kitchen renovation costs vary across the GTA by city, housing type, scope, and finish level. Here is a transparent framework based on completed GTA projects, not industry averages pulled from the internet. Every kitchen renovation is quoted individually after a site visit. The number you receive is based on your actual home, not an estimate built on assumptions.
Entry level kitchen renovation: $22,000 to $45,000
Cabinet replacement or refacing, new countertops, updated backsplash, lighting refresh, no structural changes. This scope works well for Mississauga and Newmarket homes where the layout is sound and the surfaces are the problem. Timeline: 3 to 5 weeks.
Mid-range custom kitchen renovation: $45,000 to $110,000
Full gut renovation with a new layout. Semi-custom or custom cabinetry, stone countertops, plumbing and electrical relocation, new flooring, permit included. The most common kitchen renovation tier across Richmond Hill, Markham, Brampton, and Aurora. Timeline: 6 to 9 weeks.
Premium and luxury kitchen renovation: $110,000 to $200,000+
Custom inset millwork, imported stone, integrated appliances, structural redesign, and full smart home integration where required. The standard in Vaughan, Oakville, and Bayview Hill where the home and the neighbourhood both demand it. Timeline: 10 to 14 weeks.
